1. What do you need to have in this house?
Your needs include things like, enough bedrooms and bathrooms for all of your family members, a home office space for your spouse who works remotely, and space to park your cars. These things are non-negotiable and must be included in the final design of your home.
2. What would you like to have in this house?
Question two refers to preferences like a pool and a luxury spa bathroom. You can do without these things, but you don’t really want to. Asking these questions will help you lay out your priorities so that if you eventually need to make cuts based on cost, permitting issues, or time restraints you have an idea of what items you can live without.
3. How long do you plan on living here?
If you’re going into the custom home building project with the intentions of building your forever home, there are some specific features that you’ll want to take into consideration. For instance, a young couple might consider adding extra bedrooms for future children, while an older couple may focus on putting the master bedroom on the first floor in preparation for when climbing the stairs is more difficult. Take some time to discuss your long-term vision for this house.
Questions to ask the Builder:
1. Can I see some of the homes you have built in the past?
Ask to either tour in person, or review the portfolio of the builder's past projects. Seeing the first hand the quality and style of their past projects will help you to envision whether this particular builder can give you what you’re looking for. Any builder worth working with should be happy to share this information with you.
2. Can I speak with one of your former clients?
Having the opportunity to speak with a former client will fill in a lot of the questions that remain after seeing the completed properties. Knowing that a builder can produce a beautiful home is easily as important and feeling comfortable knowing that you and the builder will communicate well together and that your custom home building project will go smoothly.
Congratulations on getting to this stage in the custom home building process. Deciding what you want and who you want to work with is a first step that is worth spending a lot of time on.
